What is in the area?

We are conveniently located in the heart of Calgary’s Downtown Core; shopping, restaurants, grocery stores and night life are all within walking distance.

The LRT line stops directly behind us at the 7th ST Station and you can ride for free anywhere in the downtown zone.

 

The Plus 15 Skyway network is available just behind our building or directly across the street. This extensive 18km enclosed pedestrian walk way is one of the largest in the world. It connects offices, enclosed shopping centers and Calgary’s flagship department stores.

 

We are within walking distance of Safeway, Co-Op, Kay’s Market, a number of convenience stores, and The CORE Shopping Centre, with over 160 stores.

 

Sprague Pharmacy is located just across the street, and the Post Office is only one block away.

 

Restaurants in the area offer many types of cuisine and Yuga Restaurant and Bar is located on the ground floor of our building.

 

Cineplex Odeon has a multiplex theatre downtown in Eau Claire Market (200 Barclay Parade SW).

 

The five major banks (TD, CIBC, BMO, RBC, and Scotia Bank) all have locations within blocks of us.

Nearby Schools:

University of Calgary’s Downtown Campus – 8th Ave & 8th Street SW.
Reeves College – 1500, 910 7th Ave SW.

University of Alberta’s Downtown Calgary Site – 120, 333 5th Ave SW.

SAIT/ACAD/Jubilee Station is only two stops away from us on the LRT line.

Are utilities included in the rent?

The cost of heat, water, and electricity is included in the rent.

Do you have furnished apartments?

We do offer select fully furnished and fully equipped apartments. These also include all utilities and weekly maid service. Please call for more information 403-262-5990.

What upgrades do you have?

Many of our suites feature new LVP (hardwood) and tile flooring, new tile shower surrounds, tubs, toilets, baseboards and decora switches. We have recently installed new carpet in all of the common area hallways and repainted the common areas. In addition, we have upgraded many of our onsite amenities and installed two brand new, state of the art elevators.

How much is the rent?

How much is the Security Deposit?

The Security Deposit is the same amount as one month’s rent.

What size are the apartments?

One bedroom apartments range in size from 490 to 652 square feet. Two bedroom apartments are 748 square feet. Studio/Bach suites are 480 square feet. Almost all units have a generous en-suite storage room.

What is the length of the lease term?

Prices are based on a twelve month lease term. A six month lease term is possible, but additional charges may apply.

What amenities does the building feature?

Terrace Gardens has a heated indoor salt-water swimming pool which is open year round. Excellent gym (treadmills, ellipticals, stationary bikes, television, weight machine and free weights), laundry room with 8 brand new washers and 8 dryers (these run on Smart Cards instead of coins, so you don’t have to keep a lot of change on hand), a Games Room (pool table, shuffle board, fireplace, library and seating.) We also have a clubroom available for all of your parties, gatherings or meetings. It features a full kitchen, cable TV, lots of seating, and connects to our main terrace / BBQ.

Do you have balconies?

We offer three large rooftop terraces instead of balconies. These are set up for our tenants seasonally with Garden Boxes, BBQ, Benches, Picnic and Bistro tables and beautiful flowers.

Are families permitted?

Terrace Gardens is an adult-only building (18+). Children are welcome to visit, but cannot live in the building.

Are pets permitted?

Small caged animals (bunnies, hamsters, fish etc.) and spayed/neutered will be considered for occupancy with express written permission of the Landlord, (in the form of a Pet Agreement). A non-refundable pet deposit of $250.00 per cat will apply. Sorry, no dogs are allowed.

Is parking available/included in the rent?

Parking is not included in the rent, but is available in the building. Our tenants enjoy approximately 50% off commercial rates. Stalls are reserved/ assigned 24-hours. Our parkade is covered, energized and monitored by CCTV.

Do I need renters' insurance?

Terrace Gardens requires that all tenants provide proof of renters’ insurance. It protects not only your personal belongings, but also grants you protection from liability.

How can I arrange a viewing?

Please contact our friendly leasing agents at (403) 262-5990 to setup an appointment that works well for you. Viewings are typically held Mon-Fri 10am-8pm, and Saturdays 10am-6pm. We are closed each day from noon-1pm for lunch.

How can I apply for a suite?

Please complete and submit our convenient online application form. We also require a letter of employment or offer of employment. Applications will be subject to a credit check.

Terrace Gardens on Sixth does not charge an application fee.

How can I pay my rent?

For your convenience we accept debit, Visa, MasterCard, Amex, cheque or Money Order in our office.

If you prefer auto-pay options, please contact our office to enroll in the Automatic-Credit Card Program or provide post-dated cheques.

How do I contact the rental office?

What if I have an emergency after hours?

In case of life-threatening emergency, please dial 911.

 

To reach security or front desk agents, please call 403-262-5990.

This number is forwarded to the security and front desk agents’ cell phones after hours. These staff members can be reached even when on patrol/ away from the desk. Sometimes all of our agents are busy assisting other clients. Please leave a message and someone will return your call as soon as possible.

 

In case of an after-hours maintenance emergency (ex. Flood) please call 403-400-3990*.

Note: These staff members are not on site and can only assist with emergency maintenance issues. Regular maintenance requests that can wait until the morning should be made on the main line, 403-262-5990 or email us at rentaladmin2@terracegardens.ca.

 

What measures are in place for resident safety and security

To provide for maximum security with minimum infringement on tenant privacy security cameras are located in all common areas of the property including parking lots and the resident fitness room. Electronic key FOB entry systems are in place. Terrace Gardens is staffed 24-hours and front desk agents or security officers are available for any issues that may arise.

Can i have roomates? How many people can live in each suite

Studio suites will be limited to one person or one couple per suite.

One bedrooms will be limited to one person or one couple per suite.

Two bedroom suites may have up to two persons per suite, or possibly two couples.

All persons living in the suite must be declared and added to the Lease Agreement as an Occupant or Leaseholder.

How Long is the term of lease

Terrace Gardens offers six-month or one-year leases on our unfurnished apartments.

Furnished suites are available for short term stays of one month or more.
