We are conveniently located in Calgary’s downtown west end; shopping, restaurants, grocery stores, retail shops, and night life are all within walking distance. Two LRT stations and access to the free-far zone are only moments away, and multiple access points to the Plus 15 Skyway network are located on our block.

Pricing varies based on size, bedrooms, and how recently the suite was updated or renovated. Please refer to the Rates tab for more information.

Our rental rates include electricity, heat, and water.

Tenants are responsible for their own internet service, phone service, cable television, and renters’ insurance.

Pricing is based on one-year and six-month lease terms. Periodic (month-to-month) leases are considered, but additional charges may apply.

We offer a reduced deposit of $399 on one-year leases, or one-month of rent on six-month and periodic (month-to-month) leases. The deposit is waived for senior citizens (65+)

Yes, Terrace Gardens on Sixth requires that all tenants provide proof of renters’ insurance and to keep it up-to-date. It protects not only your personal belongings, but also grants you protection from liability.

One-bedroom apartments range in size from 490 to 652 square feet. Two-bedroom apartments are 748 square feet. Studio suites are 480 square feet. Almost all units have a generous en-suite storage room.

Terrace Gardens on Sixth no longer features furnished apartments or maid services.

Terrace Gardens on Sixth features an indoor and heated swimming pool that is open year round. We offer a fitness room, games room, and card-service laundry room laundry room. A club room is also available for parties, gatherings, or meetings. It features a full kitchen, television, and plenty of seating with direct access to the barbeque and terrace.

We offer three rooftop terraces on the 6th floor instead of balconies. These are set up for our tenants seasonally with gardening boxes, flowers, a barbeque, and seating.

Terrace Gardens is currently an adult-oriented building (18+) that will become family-friendly by 2027 in accordance with provincial regulations.

Our office is conveniently located on the main floor of the building, 727 6th Ave SW. We are open Monday to Friday between 9am-5pm. We are closed each day from 12pm-1pm for lunch.

Please contact a Property Manager or Leasing Agent at (403) 262-5990 to schedule an appointment. Viewings are typically held Monday to Friday between 10am-5pm, and Saturdays between 10am-6pm. We are closed each day from 12pm-1pm for lunch.

We welcome walk-ins, but priority is given to scheduled appointments.

Please complete and submit our convenient online application form. We also require proof of income: three of the most recent pay stubs, three months of the most recent bank statements, or a signed letter/offer of employment. Applications will be subject to a credit check.

Potential applicants can also be provided with a paper or digital copy of the application form following a viewing.

Terrace Gardens on Sixth does not charge an application fee.

Payments can be made in the rental office with cheque, money order, or your preferred card. We also accept Interac e-Transfers.

Parking is available in the building, but not included in the rent. Tenants enjoy discounted rates starting at $150 /month for standard spaces or $100 /month for small car spaces. Stalls are assigned, and our parkade is secure and energized.

Visitors can take advantage of free parking along 6th Ave SW in the evening and on weekends/holidays.

Terrace Gardens on Sixth is staffed after regular business hours by front desk agents and/or security guards. To provide for maximum security with minimum infringement on tenant privacy, security cameras are located in all common areas of the property including the parking lots and resident fitness room. An automated fire detection system, electronic-access entry systems, and security gates are in place as well.

Maintenance technicians are not on site overnight and can only assist with emergency maintenance issues. Regular maintenance requests that can wait until the morning can be reported to the rental office at (403) 262-5990 or rentaladmin1@terracegardens.ca.

Studio and one-bedroom suites have an occupancy limit of two people. Two-bedroom suites have an occupancy limit of four people.

All persons living in a suite must be declared on the Lease Agreement as an Occupant or Leaseholder, and occupancy limits are strictly enforced in the interest of sanitation and pest control.
